What it offers: A lightweight, robust system that can be fitted with an anti-condensation backing where the specification requires it.

Trade-off: Rain noise, condensation control, fixings and edge details need to be discussed. The appearance is more industrial than slate or tile.

Tapco slate

Best suited to: Pitched garage roofs where a slate appearance is wanted.

What it offers: A lightweight slate-look covering that can suit garages close to the house or visible from the road.

Trade-off: It normally costs more to install than a sheet system and the roof pitch and supporting structure must be suitable.

Concrete tiles

Best suited to: Pitched garage roofs intended to match the house.

What it offers: A familiar finish that may suit attached garages or properties where the roof forms part of the main elevation.

Trade-off: Concrete tiles are heavier than sheet or membrane systems. Structural suitability and any building-control requirement must be checked.

What affects garage roof replacement cost?

Garage roof replacement cost depends on the garage and the work found during the survey. Publishing a broad national price range would be less useful than explaining what the quote includes.

Replacing an asbestos cement garage roof

HSE guidance distinguishes carefully removed asbestos cement sheets from higher-risk or substantially damaged material. The method, training, protective controls, transport and waste route must match the actual job.

What happens during a garage roof replacement?

1. Survey and specification. Measure the roof, inspect the covering, deck, supports, edges and drainage, and identify any suspected asbestos material.
2. Written quotation. Confirm the proposed system, preparation, repairs, waste removal, access, timescale and warranty documents.
3. Site preparation and removal. Protect the working area and remove the old covering using the method required for that material.
4. Deck and structure. Replace damaged decking or timber only where required and confirm that the base is suitable for the new system.
5. Roof installation. Fit the membrane, sheets, slate or tiles together with the required trims, flashings, fixings and drainage details.

Do you need permission to replace a garage roof?
